Welcome to Athens with a very good breakfast

K29 was lovely BUT it is not a place I would recommend for older persons or if you want to relax in peace and quiet - the area is too noisy. Early morning/late night and during the night. I am not sure whether it was because of Easter

Beds might be a bit too soft for some but clean fresh linen, spacious bathroom and shower makes up for it. We had a kettle and microwave in our room which was A Big plus. Friendly, knowledgeable staff.

The welcome by friendly and helpful staff with a little welcome drink was my absolute favorite. Nothing was too much too ask.
Booked a single room and got an upgrade to double. Everything in the room was nice, clean and comfortable.

We arrived at K29 early and were greeted by a friendly receptionist who checked us in and offered us a nice cold lemonade whilst we waited a few minutes for our room to be ready. Our room was very clean with a good powerful shower in the bathroom. A kettle and cups were available in the small kitchenette, and the room was equipped with an iron and ironing board. Breakfast was good selection of cold meats, cheese, yogurt, fruits and cereals and pastries, plentiful and very enjoyable. You could take coffee and tea to use in the room. The hotel was a few minutes walk to the metro, and 10 to 15 minutes stroll to Syntagma Square, the Acropolis and all the restaurants, cafes and bars. Although some of the streets close to the hotel were the same as many large inner city areas, we never felt uncomfortable even at night. You just need to be aware as you would in any large city. Throughout our stay the staff could not have been more helpful, particularly Grandeleia and Theodora. We would definitely stay here again on our next visit to Athens.

First of all I want to thank the managment and all the staff of the K29 Athenaeum Hotel for which I consider one of the best accomodation which me and my wife have truly enjoyed. We stayed at the hotel for a total of 12 days and I truly say that the service and dedication provided by the staff was great. We surely enjoyed the breakfast on the 7th floor with a side to side verandah and a fanastic view of the acropolis etc. The brekfast itself was tasty and very delicious and fresh with lots of items to choose from. And a big thank you to the waitress and receptionist who served us always with that sincere smile which shows that the greeks are great at heart. Long time ago I worked on a cruise ship as musician with Epirotiki Lines, the best years of my life. Returning to Greece after so much years proved that these people remain sincere, hard working and they show great respect. The room we had was great, with a large size bathroom and kitchenette which served us to the utmost. It was always cleaned with clean towels, etc. Contrary to what others wrote, the area is completely safe, only during the night like other countries one has to take drastic measures to avoid some narrow side streets, due to the fact that Athens has alot of foreigners and drug abuse is visible in some areas. My room (a triple) was quite big and comfortable, kitchenette and bathroom were ok, but no possibilities to change room temperature -air conditioning digital panel seems to be locked- and, most of all, too noisy. I slept only a few hours, especially in the last night because of continuos traffic noises. No double glazing or soundproof windows, even if the hotel is on one of the busiest streets in downtown Athens. Unbelievably noisy, I wouldn't stay at k29 again!

Inadequate rooms assignement and bad management of the night

Too much noise in the hotel this night (April 15th, 2024) due to groups of young people badly managed by their professors and worse by the hotel management.
In the rooms next to mine the music and noisy conservations lasted until 2:00am !

No supervision by the hotel’s night staff and when I mentioned it to the night receptionist, there has been no improvement. I had to knock the door and complain directly to the occupants to make them stop. At 2:00am!
To conclude, 1- no management of the distribution of rooms according to the types of people (the hotel knew it was hosting groups of students, it had placed them next to couple travelers), 2- no management of tranquility at night, yet it is clearly the main responsibility of an hotel (one comes to the hotel to sleep!). We wonder how the hotel is managed...

The hotel was small and the lighting in the toilet wasn't good and the room was dirty and some service wasn't the best morning dinner was good but the dinner at night wasn't good and you can hear everything from the other's rooms inside your room.

Excellent central location, walking distance to major sightseeing sites. Polite and helpful staff, excellent breakfast and very clean. The only disadvantage is the quality of the bed mattress and the pillows, which are not very comfortable.

The location is great. The breakfast buffet is standard and of ok quality (the Douwe Egberts coffee is awful though the espresso machine is available after 10am on the same level to buy coffee rom) and the view from the 5th floor bistro exceptional.
Staff were polite and helpful though it felt as though we were inconveniencing the gentleman front desk staff member. When informing him of the lock that didn’t work, the plumbing issue in the shower and the side table that had come away from the wall the sarcastic response was “Anything else?” The female front desk attendant was very friendly.
We had complimentary water on the first night but not after that, maybe it’s only a ‘welcome to your first night’ thing.

One of the best hotels we have been to would definitely be this. The friendly staff made us feel extremely welcome. The immaculate and spacious rooms had large, comfortable beds and excellent food for breakfast and also from their restaurant which all added up to make it an exceptional experience

The immaculate and spacious rooms had large, comfortable beds and excellent food for breakfast and also from their restaurant which all added up to make it an exceptional experience and a joy to be at the hotel also with it only being a 15 min drive from Fira( the capital city of Santorini). It was away from all the crowds but close enough to the attractions for a pleasant stay. It was also very close to a fine beach where you could also see the famous sunset debatably as well as you could from Oia( famous for its sunset). Overall this was an amazing accommodation to stay at and if we would come back to Santorini we would pick this hotel.

The rooms were so neat and clean and spacious. They made sure that we got a good breakfast and cleaned the rooms everyday. Replaced the towels and bedsheets whenever necessary.

Room was big enough to accommodate four of us. Best quality of mattresses and pillows and they did put proper single beds for kids unlike many hotels where they put sofa bed which are so uncomfortable to sleep on.
Pool is also so clean and good size for the swimming. We used the restaurant to order dinner. Grilled fish, grilled chicken were delicious and served with French fries that made a complete meal. My kids loved the food.
Rockey, the pet dog is also adorable. My kids loved to stroke him and he never barked at anyone.
15 minutes drive to Fira, and very close to Perissa beach. 5 minutes walk would bring you to the place from where you can watch the best sunset. No problem in parking the car. Ample parking space.
A complete package for the very good price that we paid.

I have traveled at least half way around the world and stayed at many places. The Villa Michalis is the absolute "BEST". The rooms are basic, but incredibly clean. The Restaraunt (Meroula) has incredible fresh food. Everynight there were people from other hotels eating there. tHE STAFF, is the best

Stavros, the owner and his Wife are the ultimate host. They do everything for you. THe location is 15 minutes from the tourist towns and right on the harbor for breathtaking sunsets. All this at a price that is way, way les than anywhere else. If you like a clean, simple room with a Fabolus Staff then this is the place.

This was our 2nd visit, our first back in 2016, and we were glad to see Michalis and Meroula were still there, with the addition of Stavros and the other members of staff they all made us feel so at home, the food is fantastic, and Michalis' beer is always cold.
It is a very relaxing atmosphere and is a great base to enjoy Santorini, but I would advise car rental, as the busses are not as frequent to the south of the island.
The pool is great and the grounds are well maintained.
Our room was always clean and we had a great view.
Will always recommend.
