  We stayed at the Shizutetsu hotel Prezio Kyoto the hotel is very well located & maintained. Like most Japanese hotels rooms are small this is the same, room has everything you need, from kettle, safe & small table.The room had to beds pushed together to make double or you can separate the & make two singles. Room was clean and comfortable, bathroom small & again deep bath to climb over for shower.   Rooms are small in North American terms but clean, views are not great but location is as it is very close to shops and restaurants.   This hotel is located on a quiet side street in Kyoto, in a great walk able location near to lots of shopping, eating and transportation. It was our fourth hotel while in Japan and the room felt the smallest - 2 people could not pass beside the bed at the same time. There was very little room to store our suitcases, so one was kept in the bathroom. That said, the room was super clean and the beds comfy and it had a little sofa along the window which was a nice place to set. The breakfast was decent and the staff there super sweet! They also had toiletries available which we used!   Lovely hotel. Rooms were on a small side but we only slept in them since we had a lot of sightseeing to do. Hotel was close enough to bus stops and metro station.
