    Pro points.Very good location near Taramachi market.Very helpful reception staff.Once I explained mt dietary requirements, the kitchen had a different breakfast ready for me every morning, including excellent gluten free bread. Everything else was clearly labelled, but the gluten free choices available were limited. It was fantastic to have something ready made for me.Cons:The rooms were very small. We couldn't open a suitcase easily in the roomBreakfast did not start until 7.30. Too late if you have toursNo water available in the room. You had to go down to reception to get water.     Nice centrally located hotel. Good sized room. Simple breakfast, but it tasted good. Nice staff at the reception.     Well located, well supplied, quiet, almost spot on.

    A strong contender for one of the best in 5 hotels I stayed in on my 3 weeks trip to Japan.As mentioned in other reviews. The room was quite spacious and having two beds for a solo meant I had good access to my suitcase during my 4 nights. Two people, however, may still have little room to move. Such are Japanese hotel rooms.The easy access to ice, water and soft drinks was a very nice touch after arriving back from a day on your feet with a few snacks to enjoy. It is a pity the lobby is almost always full of luggage though. They need a storage room.Location was very good. I liked walking over to the food area to the east (sorry I forget, Sanjo area). The little streets filled with restaurants was great. You can walk to Nishiki market in minutes. I did miss having a Konbani right under my hotel (all my other hotels did) but it is a minor point.Everything was well cleaned and supplied.Why 4 stars. Well...I left a item of some £75 in value in the room. There is no doubt I left it there as it was not something I took out with me and my luggage was well searched at the next hotel room and when I returned. I immediately contacted the hotel to post it on to me but they said it was never found. Disappointing.     Rooms are small

    Good location. 10-20 min walk to Gion district, Nishiki market...Our room was super small, like a square box with a Queen bed. this was the only hotel in our Japan trip (4 cities) that had a Queen. All other hotels offered King beds. We are not big people but the Queen was not comfortable. Room was simple and clean. Overall, we liked the location (quiet) but would not stay here due to the size of the room and bed (for the price we paid).PRO: They offered free water/coffee.tea/green tea in the lounge/breakfast area.

    Amazing location, fantastic staff, clean rooms

    We really liked this hotel. Family trip of 4 adults. Breakfast is if limited variety, but quite workable. A few Japanese options, and usually an egg dish, maybe bacon or sausages. Some breakfast bread/pastry, cereal, juices, yogurt, and fruit. Surely enough to fuel the start to your day, but nothing extravagant. Overall I was happy with the breakfast.Staff was 95% fantastic. Only issue we had was that while we booked and paid for fees for two guests per room, we were hit with a "second guest" fee. Honestly that issue was my only real complaint for this otherwise excellent small hotel in the heart of Kyoto. Location is fantastic, easy walk to trains, the market, tons of food opportunities abound within walking distance. The location is the #1 key to why I would stay again. Staff, aside from the one issue, was the #2 best thing this hotel has going for it. Rooms are somewhat small, but not by Japan standards. I would stay again.
